With the highest level of visibility and exposure, this building will be located as an integral part of arguably the busiest intersections in the heart of Milton situated at the top of Ontario Street where it T's with Steeles Ave both forming the main route Hwy 25 through Milton, boasting between 25,000 to 30,000 cars daily with 2,151 vehicles per hour in the AM peak and 2,897 vehicles per hour in the PM peak (excerpt from Traffic Study attached).

Being on the main route through town, there is direct access to public transportation. The next door neighbour is the main regional Provincial Courthouse making this site excellent for Law Offices and other legal services in addition to institutional services such as Banks, Insurance Brokerage, Financial Services and Government offices. 35% of space has been leased to Tim Hortons and Kids & Company, however the highest valued space is still available.

Environmentally friendly the building will be constructed under LEED Program guidelines reducing utility costs and the carbon footprint. The goal will be to achieve LEED Silver Certification, using renewable Solar Energy, High efficiency equipment, fully automated electrical and mechanical systems and low emitting materials creating a comfortable and healthy environment.
The lot size is 2.33 acres. The total floor area is 39,700 ft² on two floors each with 12 foot clearances. Parking will accommodate 142 spaces. 400 ft² of the roof area has also been leased where the elevator and stair emerge in an access vestibule on the roof. All units are equipped with individually controlled heating and air conditioning equipment and the entire building is protected with a Fire Sprinkling system.

Milton is the fastest growing city in Canada growing 72% from 2000 to 2005 and growing another 78% to Dec 2011 (EDM) since 2005 (2006 census). With this unprecedented level of residential population growth outstripping commercial and retail growth, it is easy to see why Milton remains commercially underserviced elevating the demand for business space to take advantage of the market growth.

The project is expected to start occupancy in late 2012 or early 2013.
